Rental Qualification Guidelines
Before you begin, take a moment to review our qualification criteria and any applicable fees. Gathering the right information upfront will make your application quick and easy.
We use the third-party screening services Verifast to verify income and Realpage to determine background and credit eligibility. Our leasing team is ready to help if you have questions.
Please note: Each person 18 or older who will live in the home must complete a rental application. Providing false information will result in rejection and forfeiture of any deposit or reservation fee. All applications are evaluated based on the guidelines outlined here and Rentyl Homes’ standard rental criteria.
Application Fees
To begin your application, a non-refundable application fee of $75 is required for each resident 18 years or older. A $250 administration fee per home, refundable if denied, is also due upon submission. Once these fees are paid, your selected home will be reserved and taken off the market for review.
All occupants, including minors, must be included in the application. Proof of income is required for verification.
Occupancy Guidelines
- 2 Bedrooms: A maximum of 5 occupants,
- 3 Bedrooms: A maximum of 7 occupants,
- 4 Bedrooms: A maximum of 9 occupants,
- 5 Bedrooms: A maximum of 11 occupants.
If federal, state, or local laws, ordinances, guidelines, or requirements conflict with our Guidelines, federal, state, or local laws, ordinances, guidelines shall apply. If the number of people applying for a single apartment exceeds the property’s guidelines, the application will be rejected for that particular size of apartment.
Identification
Your security matters to us. To prevent rental fraud and protect your personal information, we use a simple, secure identity verification process.
All applicants must provide a valid government-issued photo ID and upload a clear color copy with their application. Acceptable forms of identification include:
- State-issued driver’s license
- State-issued ID card
- U.S. passport or passport card
- U.S. CIS Form I-551 permanent resident card
Non-U.S. citizens may provide a valid foreign passport. Applicants must also provide a Social Security Number (SSN) or Taxpayer Identification Number (TIN).
Any altered identification will result in immediate denial of the application.
Income
We use a third-party income screening company to verify and evaluate all income provided for residency. The gross monthly income per household must equal 2.5 times the monthly rent. If a Lease Contract Guarantor is required or authorized, the Guarantor’s gross monthly income must equal 5.5 times the monthly rent in order to qualify as a Guarantor. All monthly income will be verified through VeriFast. Income verification is required prior to final approval of the application for residency. One or more of the following documents must be submitted by the Applicant or Guarantor within 48 hours of the date of application:
- Thirty consecutive days of paystub & bank statement showing recurring payroll deposits
- Offer letter must be accompanied by prior position pay stubs dated within the last 90 days &
three month of prior bank statements showing consistent deposits. - Self-Employed Applications must provide current Three months of bank statements reflecting consistent deposits totaling at least 2.5 times the monthly rent, Tax returns dated within the last 90 days, 1099 Forms, Notarized/sealed official statements/letters from CPA or Trust Manager.
- Retired or unemployed by choice must submit Social Security statement, pension or 401K, Three month of bank statements showing a consistent balance equal to 2.5 times the monthly rent multiplies by 12.
- Alimony & Child Support must provide proof of court documents listing the award amount.
Credit
To ensure a secure and fair process, we conduct a credit review for every applicant to confirm eligibility and establish the appropriate security deposit.
Screening results will fall into one of three categories: Approved, Approved with Conditions, or Denied.
Factors that may lower your score include credit inquiries, collections, foreclosures, charge-offs, repossessions, insufficient credit history, or outstanding delinquencies.
For your protection and compliance with the law, applications will be denied if there is unpaid debt to a previous landlord or an eviction within the last five years.
Guarantor Requirement
- An applicant may use a guarantor to overcome conditional approval requirements based on insufficient credit history or income requirements.
- Guarantor must make 5.5 times the rent to qualify.
- While a guarantor is financially responsible for the lease obligation, he or she is not listed as an occupant or leaseholder on the lease.
- The applicant must pass the criminal background screening in order to be eligible to utilize a guarantor.
- A criminal background check is not necessary for a guarantor because the guarantor does not reside in the community.
Rental History Review
Present and previous residence will be verified for all applicants and proposed occupants. We must obtain verification of a satisfactory rental history for the past two years or the equivalent, which includes timely rental payments, proper notice of cancellation or non-renewal, no outstanding balances or significant history of lease violations. All applicants who have been previously evicted within the past 5 years will be declined. The head of the household must be 18 years or older, physically occupy the apartment, and must meet all criteria.
Bankruptcy
Any bankruptcy filed, resolved, or dismissed within the past 3 years will lead to automatic denial.
Criminal Background Screening
We perform criminal background checks in accordance with applicable federal and state laws, including all state and federal fair housing laws with respect to our criteria. Your signature on the Application for Residency authorizes us to check not only your credit history, but also to conduct a review of your criminal history to check for any convictions. You and all occupants over the age of 18 will be required to answer questions on the application stating whether you have been convicted of a crime; and, if so, what was the offense that is the basis of the conviction and when and where the conviction was entered. An unsatisfactory criminal background check revealing recent conviction of certain serious offenses may result in denial of your application.
In the event the criminal background check reveals any pending criminal charges, we may offer residency conditionally upon dismissal or favorable resolution of the charge. Upon conviction, the Lease Agreement can be terminated immediately. The fact that we perform criminal background checks does not mean that our residents and occupants have no prior or current criminal histories, and we cannot and do not guarantee that this community and its residents are free from crime. Verification of the accuracy of information supplied to or made available to us by applicants and credit reporting services is limited.
Security Deposit
Traditional Security Deposit (Specific Locations)
Rentyl Homes requires a refundable security deposit equal to one or one and a half month’s rent, depending on your application results. At the end of your lease, this deposit will be returned, minus any charges for cleaning or repairs beyond normal wear and tear, as outlined in your lease and applicable laws.
Replacement Option
Rentyl Homes offers a convenient deposit replacement alternative. Eligible residents can avoid paying the full deposit upfront by selecting either a one-time fee or an affordable monthly payment plan.
Renters Insurance Requirement
Proof of Renter’s Insurance is part of the property qualifying criteria to live at the community. Refer to the Community Information Sheet for the specific qualifying guidelines.
Denied Applications
If an application is denied as a joint decision, no changes to the applicant group — such as adding or removing individuals — are permitted. In these cases, the entire household must wait 30 days before reapplying.
